Skylight leak diagnosis and repair

A wet ceiling near a skylight has four possible causes: the unit seal, the flashing, condensation, or the roof above it sending water down. Skylight repair starts by finding which one it actually is, because replacing a skylight to fix a roof leak solves nothing.

We diagnose the source, photograph it, and fix what needs fixing. If the skylight is fine and the flashing failed, you will know. If the unit itself has failed seals, we will show you and lay out repair versus replacement honestly.

How long does a skylight last?

Quality units run twenty to thirty years, and the flashing around them is usually what fails first. If your skylights are within a few years of your roof age, evaluating both together saves repeating the labor.

Do skylights always leak eventually?

No. That reputation comes from bad flashing work, not from skylights as a category. A properly flashed, properly curbed skylight with sound seals stays dry for decades. The ones that leak almost always tell a story about the installation.

What is the difference between a curb-mounted and deck-mounted skylight?

Curb-mounted units sit on a raised frame and are the standard for lower slopes and replacements. Deck-mounted units sit lower and integrate directly with the roof plane for a cleaner profile. Slope, roof type, and the existing opening usually make the choice for you, and we will show you why.

Why is my skylight leaking?

Four causes cover nearly every case: failed unit seals, failed or badly detailed flashing, interior condensation, and roof problems above the skylight that drain toward it. Each looks similar from inside and has a completely different fix, which is why diagnosis and photos come before any quote.

Should I replace my skylights when I replace my roof?

It usually deserves a serious look. The flashing must be redone during a re-roof anyway, so replacing an aging unit at the same time avoids paying for that labor twice. If the units are newer and sound, we will say so and reflash them properly instead.

Can a skylight be added to an existing roof?

Yes, when placement works with the framing and the roof has enough life left to justify it. We assess rafter layout, slope, and roof condition first, and we will tell you plainly if your roof is too close to replacement to cut into it now.
