What this video shows
What this shows: Active roof leaks on a new construction home in Kyle, and why documenting them before the warranty window closes matters. We keep it because new homeowners rarely expect this problem.
New construction is where roof defects are most likely and least looked for. Production roofs are installed fast, by whichever crew was available, under a schedule that rewards finishing rather than detailing, and nobody inspects them on behalf of the buyer. The defects that show up are installation defects and not material defects: reversed flashing laps, short nails, penetrations sealed with caulk instead of flashed, a valley cut wrong. All of that is a builder warranty matter rather than a homeowner expense, but only while the warranty is open and only if the condition is documented with dates. A roof inspection in the first year of a new home is the cheapest one a homeowner will ever buy.
