Drywall Repair After a Roof Leak: The Order That Keeps You From Paying Twice

A stained ceiling is the last thing a roof leak does, not the first. This short guide covers what the water did to the drywall, why the repair waits until the roof is fixed and dry, and what the repair involves. The finish and texture details live in our painting guides.

The short version

  • Fix the roof first, confirm it is dry, then repair the drywall, then paint. Any other order gets redone.
  • EPA says to dry water damaged areas within 24 to 48 hours to prevent mold growth, and porous materials that get moldy may have to go.
  • Soft, sagging or crumbly drywall is cut out and replaced; a stain on sound drywall is sealed and painted.
  • A room repair after a leak runs $990 to $1,650 as a planning range.

Direct Answer

Should you repair the drywall before or after the roof?

After, because the roof is repaired and confirmed dry first or the new drywall gets wet too.1 min read

The order

Roof, dry, drywall, paint. The leak is found and fixed, the attic and the cavity above the ceiling are given time to dry and are checked, then the drywall is repaired, and paint goes on last. Patching while the roof still leaks means patching twice, and painting over a damp patch means the stain comes back through the new paint.

Where the water came in is not where the stain is

Water travels. It runs down a rafter or along the top of the drywall before it drops, so the stain is often a few feet from the leak. Our flashing and leaks guide explains how to read a stain back to its source. Finding that source is the roofer’s job, and it comes first so the drywall is repaired once.

Moisture

Dry it fast: the 24 to 48 hour window

EPA says water damaged areas should be dried within 24 to 48 hours to prevent mold.1 min read

The federal guidance

Speed matters more than the patch. EPA’s guide to mold and moisture says it is important to dry water damaged areas and items within 24 to 48 hours to prevent mold growth, and that absorbent or porous materials, such as ceiling tiles, may have to be thrown away if they become moldy. Drywall is porous. A fan and a dehumidifier in the room, and air moving in the attic above, are the first repair.

When the area is larger

Size sets the response. EPA says a moldy area of less than about 10 square feet can usually be handled by the homeowner; larger areas, or a ceiling that has had water in it for a long time, call for more care, and the cavity above has to be opened and dried, not closed over.

Method

What the drywall repair involves

Soft drywall is cut out and replaced, stains on sound board are sealed, and the texture is matched before paint.1 min read

Replace what is soft

Press the ceiling. Drywall that has sagged, gone soft, or crumbles at the stain is cut out back to the framing and replaced with new board, taped and finished. A stain on board that is still flat and firm is sealed with a stain blocking primer and painted; it does not need to come out. Our drywall service page describes the trade and how a leak repair is sequenced.

Match the texture, then paint

Texture is what makes a repair disappear. Most Texas ceilings carry a sprayed texture, and the patch is textured to match before paint. The finish levels and the common textures are in our drywall finish levels and texture guide, and the paint step is in our interior painting guide. If the ceiling is an older popcorn ceiling, it may need testing before anyone scrapes it.

Planning Range

What a drywall repair after a leak costs

A room repair is a job price, and the texture match is what separates a repair from a patch.1 min read

The planning range

Water or impact damage in one room runs $990 to $1,650 as a planning range, patched, textured and ready for paint. A small stain on sound board is less; a ceiling that has to be opened and dried over the whole room is more. These are planning ranges, and a written quote after a visit settles the number.

Common Questions

Questions homeowners ask

Should I fix the drywall before the roof leak is repaired?

No. Fix the roof, confirm the cavity is dry, then repair the drywall, then paint. The other order gets redone.

How fast does wet drywall need to dry?

EPA says to dry water damaged areas within 24 to 48 hours to prevent mold growth. Fans, a dehumidifier and air moving in the attic are the first step.

Does a water stained ceiling have to be replaced?

Only if the board is soft, sagging or crumbly. A stain on firm, flat drywall is sealed with a stain blocking primer and painted.

How much does drywall repair after a roof leak cost?

Our planning range for a room repair is $990 to $1,650, patched, textured and ready for paint. A written quote after a visit settles it.

Why does the stain come back after painting?

Either the leak is still active or the board was painted while damp. Water soluble stains bleed through ordinary paint, which is why the repair uses a stain blocking primer on a dry ceiling.
