What You Pay, And When You Don’t

What a roof inspection costs, and when it should be free

Most roofing companies offer a free look at your roof, and so do we when you are near us. What you are really paying for on a documented inspection is not the climb, it is the record: a dated report with photos of your roof’s real condition, the kind of record that stands up when it matters. Here is exactly how we handle it, and what it costs, with nothing hidden.

How The Cost Works

Where your home is decides it, and you hear the number first.

Local is free, always

If your home is within about an hour of Round Rock, your inspection is free. That is the heart of where we work and we are glad to come out.

Farther out, we start on your screen, at no charge

For homes past that first hour, we begin with a free remote estimate: we pull aerial measurements, your address’s own storm history, and real pricing, and we give you a number before anyone drives anywhere. That number is an approximate estimate, not an exact price. Details we can only confirm up close, like penetrations, decking, and flashing, can move it, so we confirm the real number in person before any work is agreed.

The on-site trip fee, and you get it back

The trip fee covers the drive and the day, and unlike the roof estimate it is exact: we tell you the trip fee for your address up front, before anyone drives out. Every dollar of it is credited in full toward your roof when you move forward with us.

By Drive Time

What the trip costs, before we ever drive.

We serve all of Texas. For homes farther out we schedule inspection routes, and we always give you the next date and the number first.

Inspection Questions

What homeowners ask about inspection cost.

Does The Roof Shepherd charge for a roof inspection?

Not locally. Within about an hour of Round Rock it is free. Farther out we start with a free remote estimate, and an on-site visit carries a trip fee that is credited back in full if you move forward.

Why would a roof inspection cost money?

The cost is the trip, not the look. Farther homes are a longer drive, and we credit that fee toward your roof so a real customer pays nothing extra for it.

What is a documented roof inspection?

A dated report with photos of your roof's actual condition that you own and can use for your records, a sale, or a claim.

Is the remote estimate exact?

No, and we say so plainly. It is an approximate number built from aerial measurements, your address's storm history, and real pricing. Details we can only confirm up close, like penetrations, decking, and flashing, can move it, so we confirm the real number in person before any work is agreed.

Do you really come to all of Texas?

Yes. Closer homes we handle any day; farther homes we schedule on inspection route days and tell you the date and the trip cost up front.
