Test First
Popcorn ceilings and asbestos
Some older textured ceilings contain asbestos, so a lab test comes before any scraping.
Why older ceilings are tested
Some texture held asbestos. EPA lists textured paint and patching compounds used on walls and ceilings among the places asbestos may be found. EPA records that the Consumer Product Safety Commission banned asbestos in wall patching compounds in 1977, and that EPA banned spray applied surfacing materials in 1973 and 1978.
How testing works
A lab answers the question. EPA says a trained and accredited asbestos professional should take samples for analysis, and that taking samples yourself is not recommended. EPA also says that if materials are not damaged and will not be disturbed, you do not need to test them. Removal disturbs them, so test before removal.
The Law
What Texas law says about your own ceiling
Texas asbestos rules exclude a single private home, which is a legal limit, not a safety pass.
The single home exclusion
Texas rules stop at the front door of a house. The Texas Asbestos Health Protection Rules say the chapter does not apply to a single private residence. Texas DSHS also says one private residence is not subject to the federal asbestos NESHAP rules and needs no notification.
Why we still test
The law and the risk are different things. The exclusion means no state license or notice is required for your own home. It does not make asbestos safe. If a test finds it, the work belongs to a qualified abatement professional, not a painting crew.
Process
How popcorn ceiling removal is done
Test, protect the room, wet and scrape, skim or retexture, prime, then paint.
Step by step
It is messy, so protection is half the job. With a clean test result, the room is emptied or covered and sealed. The texture is misted with water and scraped off. The bare ceiling usually needs repair, then a skim coat for a smooth look or a new texture such as orange peel or knockdown. Then it is primed and painted. Our drywall finish guide explains the choices.
Planning Ranges
What popcorn ceiling removal costs
Testing is a separate cost, and the skim coat or new texture is planned by the square foot.
The parts of the price
The price has parts. Testing is paid to the lab or the asbestos professional. After a clean result, our pricing register plans a skim coat to remove texture at $1.76 to $2.64 per square foot, or a new texture at $1.92 to $3.30 per square foot. Scraping the texture off is priced at the walkthrough, and painting the ceiling is added on top. These are planning ranges, not quotes. Our drywall service does the ceiling work.
Common Questions
Questions homeowners ask
Do popcorn ceilings have asbestos?
Some do. EPA lists textured paint on walls and ceilings among the places asbestos may be found. Only a lab test can tell you whether yours does.
Can I test my popcorn ceiling for asbestos myself?
EPA says a trained and accredited professional should take samples, and that taking samples yourself is not recommended.
Is it legal to remove a popcorn ceiling in my own Texas home?
The Texas Asbestos Health Protection Rules do not apply to a single private residence, so no state license or notice is required. That is a legal limit, not a safety finding, so test first.
How much does popcorn ceiling removal cost?
After a clean test, our planning range is $1.76 to $2.64 per square foot for a skim coat, or $1.92 to $3.30 per square foot for new texture. Scraping is priced at the walkthrough, painting is added, and testing is a separate cost.
What goes on the ceiling after the popcorn comes off?
A smooth skim coat or a new texture such as orange peel or knockdown, then primer and paint.
