What a full interior paint job includes

Walls, ceilings, trim and doors are separate parts of a job, so a bid should name each one.1 min read

Name every surface

Interior painting is several jobs in one. Walls, ceilings, trim and baseboards, and doors are each their own line of work. A bid that says only “paint the living room” leaves you guessing about the ceiling and the trim. Ask that every surface be named.

What the work looks like

Furniture is moved and covered, floors are protected, and outlet covers come off. Nail holes and dents are filled and sanded, cracks are taped or caulked, and stains are sealed with a stain blocking primer. Then walls are cut in at the edges and rolled, with two coats where the color changes.

Process

The steps, in order

Protect, repair, sand, prime the patches and stains, cut in, then roll two coats.1 min read

1. Protect

Protection comes first. Floors, fixtures and furniture are covered and the work area is set up so dust and drips stay where they belong.

2. Repair and sand

Flaws get fixed before color. Holes, dents and cracks are filled and sanded flat. Bigger drywall damage goes to our drywall service first, and texture is matched before paint.

3. Prime

Patches and stains get primer. Fresh joint compound soaks up paint differently and can show as a dull spot, called flashing, unless it is primed. Water and smoke stains need a stain blocking primer or they bleed through.

4. Two coats

Color goes on in two coats. Sherwin-Williams lists its Emerald Interior as self priming with 2 coats for new construction and 1 coat for a repaint, but a color change or a patched wall usually needs two for an even finish.

After a Roof Leak

Ceiling stains after a roof leak

Fix the leak, let the ceiling dry, seal the stain with a blocking primer, then paint.1 min read

The stain is a symptom

A ceiling stain means water got in. Painting over it before the leak is found and fixed only hides the problem until it comes back larger. Water can also travel along framing before it shows, so the stain is often not right under the leak.

Dry, seal, paint

The order matters. The roof is repaired, the ceiling is allowed to dry, damaged drywall is replaced, and the stain is sealed with a stain blocking primer so it does not bleed through the new paint. If you are not sure the leak is fixed, our roof repair page is the place to start.

Planning Ranges

What interior painting costs

Walls are planned by the square foot of wall, and trim and doors alone are planned by the job.1 min read

Our planning ranges

These come from our pricing register. Interior walls plan at $3.00 to $4.40 per square foot of paintable wall. Trim and doors only plans at $2,750 to $3,850 for a job. Ceilings, heavy repair and color changes move a real price, which is set at a walkthrough.

A worked example

Here is one bedroom. A 12 by 14 foot room with 8 foot walls has 52 feet of wall around it, so 416 square feet of wall. Take out a door and two windows, about 51 square feet, and about 365 square feet is left. At $3.00 to $4.40 a square foot, the walls plan at $1,090 to $1,610. Our painting cost guide covers every line.

Common Questions

Questions homeowners ask

How much does it cost to paint a room in Texas?

Our planning range is $3.00 to $4.40 per square foot of paintable wall. A 12 by 14 foot bedroom with 8 foot walls plans at about $1,090 to $1,610 for the walls. Ceilings, trim and repairs are priced at a walkthrough.

How many coats of paint does a room need?

Two coats on a color change or patched walls is the usual standard. Some premium paints list one coat for a repaint over a sound surface of similar color.

Can you paint over a water stain on the ceiling?

Only after the leak is fixed and the ceiling is dry, and only with a stain blocking primer first. Regular paint lets the stain bleed through.

Should I paint before moving into a new house?

Empty rooms are easier to protect and faster to paint. Our Georgetown job was done before move-in for that reason.

Do you move furniture?

Rooms are protected and furniture is moved or covered as part of the setup. Tell us about anything fragile or heavy before the job is scheduled.
