What a roof replacement costs in Austin

Per square installed (100 square feet of roof surface), The Roof Shepherd's published planning ranges are $545 to $670 for architectural asphalt shingle, $600 to $735 for Class 4 impact resistant, and $1,500 to $2,200 for standing seam metal. Austin roofs move inside those ranges more than most: the 1950s and 1960s ranch homes of Allandale and Hyde Park are low and simple, the 1990s and 2000s homes of Circle C are cut up with many facets, and the hillside homes west of MoPac are steep and two stories. Pitch from 7/12 adds $20 to $45 a square, a second story about $20, and decking beyond the first two sheets is $80 a sheet installed. The inspection that produces your measured quote is $100 inside the first drive band, paid at the visit, and it comes off the price of the roof.

Austin Rules

Austin is the only city in our footprint whose wildfire code reaches a reroof. Inside the city's mapped wildland urban interface, replacing half or more of the roof needs a city permit, a Class A roof covering, specific valley and vent details (the city names an ASTM D3909 cap sheet for valleys) and the city's own fee lines. Zone A sits within about 50 feet of wildland and Zone B within about 150 feet, measured from the structure. You check your address on the city's WUI Code Map in about a minute, and the city's code official settles a close call. Outside the WUI, the city's published guidance treats an asphalt over asphalt reroof as exempt from a permit, and that is confirmed for your address rather than assumed. The city adopted the 2024 IRC by Ordinance 20250410-040, effective July 10, 2025, with a 105 mph design wind speed and no ice barrier requirement. An Austin homeowner reviewed us this fall for knowing these rules when, in his words, most roofing companies in the metro were unaware of them. The rules are quoted from the city on our Austin WUI page.

On Record

Austin replacements on record in 2026

On a north Austin home, a documented inspection became an insurance claim and a replacement contracted in late September and finished in early October 2026. In southwest Austin a homeowner with a 2011 roof asked for a retail replacement quote this fall. One Austin homeowner wrote on Google about a roof installation on his home and how responsive the work was; our reply records it as a GAF roofing system. Another wrote about a replacement for his mother's Austin home after a denied claim: the family paid for the roof themselves, we helped them choose an IKO Class 3 system to keep the cost manageable, and the job included decking repairs around a chimney that had been leaking and a cricket the chimney never had. A third compared our quote to others and called it the most detailed and competitive, then chose another company for timing; his review is on our page too, because that is what happened. All of them are on our reviews page with our replies.

Shingle lines and warranties for Austin roofs

Shingle lines and warranties for Austin roofs

GAF shingles are our primary line, and as a 2026 GAF Certified Plus Contractor we can offer the System Plus Limited Warranty and the Silver Pledge Limited Warranty (10 years of workmanship coverage on qualifying systems) on homes within 100 miles of Round Rock, which covers all of Austin. When the budget or the house calls for it we also install IKO, TAMKO, Malarkey, Owens Corning and CertainTeed; the IKO Class 3 roof above is an example of fitting the system to the budget. Austin's 77 large hail reports since 2000 make Class 4 a fair question: it costs about $55 to $65 more a square than architectural in our ranges and many Texas carriers discount the premium for it, which you confirm with your carrier before deciding. Compare every warranty tier on roof warranties explained.

The Day

What an Austin replacement day looks like

What an Austin replacement day looks like

  • Before: the free inspection and measured quote, the WUI check for your address, the permit if the WUI requires one, and the shingle and color chosen.
  • Tear-off to the deck, with the decking photographed before anything covers it; on 1960s Austin homes with board decking this is where the quote's decking line earns its place.
  • Dry-in and details: underlayment, ice and water barrier in valleys and at penetrations, drip edge, new boots and vents, replaced flashing, and in the WUI the Class A covering and valley and vent details the city specifies.
  • Shingles and cleanup: one day for most homes, two for large, steep or hillside roofs, then the magnet sweep.
  • After: your photo record, the warranty registration, and an invoice that matches the quote.

Common Questions

Questions homeowners in Austin ask about roof replacement

How much does it cost to replace a roof in Austin?

Per square installed, The Roof Shepherd's published ranges are $545 to $670 for architectural asphalt, $600 to $735 for Class 4 impact resistant and $1,500 to $2,200 for standing seam metal. Austin's pitches, stories and cut up roofs move the number inside those ranges; the inspection that produces your measured quote is $100, paid at the visit, and it comes off the price of the roof.

Does a roof replacement in Austin need a permit?

Outside the wildland urban interface, not for asphalt over asphalt, with one exception the city lists: a job that replaces more than 128 square feet of decking needs a permit. Inside the mapped WUI, replacing half or more of the roof needs a city permit, a Class A covering and specified valley and vent details. The city's WUI Code Map answers it for your address.

Is $30,000 too much for a roof in Austin?

It depends on the roof. At our published architectural range a 30 square roof lands around $16,000 to $20,000 before adders; a steep, two story, cut up roof with decking repairs can reach $30,000; a standing seam metal roof of that size will exceed it. Ask any bid to show the squares, the per square price and each adder so you can compare like with like.

What is the cheapest way to replace a roof?

An architectural asphalt shingle on a simple roof, installed once and correctly, with the decking repaired where it needs it. Skipping the underlayment, reusing old flashing or layering over a failing roof is cheaper on the day and costs more within a few years.

What warranty comes with a GAF roof in Austin?

As a GAF Certified Plus Contractor we can offer the System Plus Limited Warranty and the Silver Pledge Limited Warranty on qualifying GAF systems within 100 miles of Round Rock, which includes Austin. Your quote names the tier and its cost.
