Cibolo

Cibolo, Texas Roofing & Property Guidance

Roofing guidance, storm damage documentation, gutters, painting, and repairs for Guadalupe/Comal/Bexar County homeowners, from The Roof Shepherd, based in Round Rock.

Updated June 30, 2026

In Cibolo, roofing permit and inspection rules are set by the city and can vary from one community to the next. Texas has no statewide roofing license, so confirm requirements with Cibolo’s building department before work begins. The Roof Shepherd documents your roof’s condition; permitting and installation stay with the licensed contractor you choose.

Cibolo At A Glance

What homeowners in Cibolo should know

Cibolo sits in the Austin to San Antonio corridor, the Interstate 35 growth spine that regional planners expect to forge the two metros into a single Central Texas megaregion, the same path Dallas and Fort Worth followed. The Roof Shepherd documents and serves this whole corridor as one region.

Roofing Insight

Cibolo’s three-county span means building permit jurisdiction varies by neighborhood, independent condition documentation is especially important before any roofing project to avoid cross-jurisdictional complications.

Hail & Storm Exposure

NOAA’s 30 year record holds 56 verified hail reports within 10 miles of Cibolo since 1996, squarely on the I-35 hail corridor. The busiest single year in that record was 2022, with 11 reports inside the ring.

Exterior & Painting Note

Cibolo’s newer master-planned subdivisions along FM 3009 include HOA requirements that vary significantly across its three county portions, verify jurisdiction before any exterior painting project.

Common Roofing Issues

Common concerns in Cibolo mirror the broader Central Texas market: UV-driven granule loss, soft-metal hail impacts on vents and gutters, pipe boot failures, and ventilation issues in aging attic systems. The specific soil and humidity conditions in Guadalupe/Comal/Bexar County add local nuance to each.

Cibolo Snapshot

Weather history & local facts

Weather & Storm History

Cibolo’s verified NOAA record since 2018 includes 1.5 inch hail in Cibolo Kardys Arpt on March 21, 2022, 1.5 inch hail in Marlone on May 2, 2025, and 1.25 inch hail in Schertz on June 8, 2023. 20 thunderstorm wind events and 1 tornado reports sit inside the same 10 mile window. Peak hail months here: March and May.

After major hail events, out-of-state contractors arrive quickly. Independent documentation before any contractor conversation gives you a neutral record of visible conditions, and protects your position whether you file a claim or not. The Roof Shepherd documents first. Decisions come after.

Worth Knowing

Cibolo spans three Texas counties simultaneously, Guadalupe, Comal, and Bexar, one of very few Texas cities operating under three county jurisdictions.

Local Note

Cibolo houses a large active-duty military population tied to Randolph Air Force Base in nearby Universal City, creating consistent property turnover and inspection demand.

Hail data sourced from NOAA SPC filtered reports, 1″ or larger within 10 miles of city center. Not a formal risk assessment.

We needed a full roof replacement on our home here in Kyle, Texas after the recent storms. Because we have solar panels, we were worried about the process, but David and the team at The Roof Shepherd handled the entire solar detach and reset flawlessly alongside the new roof. His crew arrived right on time, worked hard, and left the yard completely spotless. It is hard to find honest contractors who can handle complex jobs like this, and I highly recommend them.

Owner Response

Brent, thank you for taking the time to leave such a thoughtful review. We appreciate you trusting The Roof Shepherd with your full roof replacement in Kyle, Texas, especially with the added coordination required for the solar panel detach and reset. Complex roofing jobs require clear communication, careful scheduling, and a crew that respects the property from start to finish. I’m glad everything went smoothly and that the yard was left spotless. Thank you again for the recommendation and for allowing us to help after the recent storms.

After my family's experience with David and the rest of The Roof Shepherd crew, I don't see a reason to consider another roofing company. They explained to us and showed us, in clear and transparent detail, why we needed a new roof instead of a repair. They walked us through all of our options for materials and the differences in each type, all while easily fielding our questions. We never felt any pressure. Once we agreed on the best option for our family, the rest of the process went super smooth. They arrived to remove the old material and install the new exactly when they said they would. Since David had explained what would happen in our initial meeting, I knew what to expect, and what he said is exactly what happened. No surprises. They were fast, efficient, and the work was high quality. David checked in with us a couple of times to inform us about the progress and what they were doing, which we really appreciated. When they were finished, we went through photos and videos of what they uncovered during the removal of the old material, the installation process, and the finished product so we could see exactly what had happened. The roof looked great! We even had some good ole Texas thunderstorms roll through in the days after the install for a stress test, and everything held up perfectly. All in all, The Roof Shepherd made this such a stress-free and easy experience. We are so happy we made the right choice to work with them. If you need repairs or a new roof, these are the guys.

Owner Response

Bryant, thank you for taking the time to write such a detailed review. It means a lot. This Austin roof installation came together quickly, but the goal was still the same: explain the condition of the roof clearly, walk through the repair-versus-replacement decision, review the material options, and make sure your family knew what to expect before the work started. I'm especially glad the communication, timing, cleanup, and photo/video documentation helped make the process feel smooth and low-stress. A roof replacement is a major decision, and homeowners deserve to see what was found, what was installed, and why it mattered. We're grateful your family trusted The Roof Shepherd with your home. And those Texas thunderstorms right after the install were definitely a real-world stress test. I'm glad everything performed the way it should.

I recently got a roof installed and my trim painted with this company. The process was simple — David helped me pick out colors for the roof, and I had no idea there were so many to choose from. I appreciate David and his crew for taking care of my home and respecting my property by making sure everything was masked and cleaned up by the end of the process. These guys were on time, efficient, took care of everything I asked for, kept me updated throughout, and took care of the small details I was picky about. I would highly recommend!

David did an amazing job working with us to get our roof repaired during the sale of our home. He was very responsive to communication, knowledgeable, kept to his schedules, and was very easy to work with. If we were keeping the home, I definitely would have hired him for a full roof replacement when the time came. Would definitely recommend using his services.
